Dream Property…
When the housing market was coming back a few years ago. I was fortunate enough to find a piece of property in my desired neighborhood at a substantial savings. It was not easy! With some research I look at the listings and BINGO! Made an offer and picked up land at a bargain price.
Builder…
I am currently building my home and the process of finding a builder was quite the daunting task, especially if you want someone that is good and affordable. There are plenty of good builders but the key is to find one that is within your means and that you have something in common with. So I contacted all the builders of homes I liked and set up an appointment with each. I jotted down some of my MUST HAVES! Had an idea of what I could afford. I was beyond shocked to find how expensive it was. I was very discouraged. I felt that they were charging premium prices because the housing market was good. We’ll that’s not fair! So new Strategy….So I went to talk to a few others who were building homes in less popular areas. We’ll folks the strategy paid off. I was able to find several that I could afford and went with a builder who had won several awards for design. The company was established locally for over 20 years. “Life was Good”
Love Your Design!
When choosing a design for your home its so nice to get exactly want you want. Architects fees are through the roof especially in a good housing market. So there are ways to save. By buying someone elses designs you pay a set fee for the plans and an hourly fee for any changes. You can literally save thousands of dollars. You can add some changes to the plans to make it your own. We’ll that’s exactly what I did. I fell in love with a home that my builder won for Best Kitchen, Best Bath, Best Overall through the Home Builders Association and it was exactly what I wanted.
Shopping for the Goodies.
Everyone has a building allowance for finishes, fixtures and lighting, the key is to keep as close to the allowance as possible. Its really easy to go over. As admirable it is to buy local. I found a big savings online with my lighting fixture’s. Negotiating with your local suppliers is good advice because I was able to purchase my plumbing fixtures at a price that I felt was fair and it kept the business local which made me feel good!
Be Creative!
I have always wanted concrete flooring in my home and was discouraged by many builders that it was to expensive. The truth is it’s not costly. Its actually cheaper than putting in hardwood floors. It helps if you find the right contractor that loves your creative ideas and can work with you.
Using old vintage furniture is another example of thinking outside the box. Use the piece as a vanity in your bathroom, saves in cabinetry and creates a unique feature. By working with creative builder you can have access to high-quality materials, such as recycled wood and reclaimed heart pine at affordable prices.
If you are thinking this is to much work! I rather just have the builder decide what cabinets I get and basically everything else… Been there! Done that! In the long run all this extra leg work will save you thousands of dollars and the end result will be well worth it. So go for it! and most important. “Have Fun” 🙂

Building your own home isn’t as simple as it is stated in this blog. It needs extremely careful planning from builder to cost. The materials needed , home building guides, etc..

Yeah I agree its not easy to build a house! I never said that it was easy! There are ways to build a home so you can save money! I have built over 8 homes in my life time So I am an expert on this. thanks for your lovely comments

We always wind up investing in older houses that need repair to make them our own. I would love to have a dream home built, congratulations! I agree that it makes sense to do a lot of shopping around on your own – you really can save a lot of money and find exactly what you envisioned for your home.

Interesting approach, Maria. A lot of leg work! From our experience, no matter what your budget, in the end it will cost more … so anything to cut back the costs is a blessing.
I particularly like the bit about old vintage furniture … it really gives a home character and a special warmth.
